Your Inspection
Our goal is to make you feel comfortable with the home inspection process. Lisa will answer your questions and attempt to schedule the appointment at your convenience.
Lisa will ask you a series of questions pertaining to the property and all those involved with the transaction. She will call to set up the inspection and arrange access to the property.
A typical inspection takes about three hours. Of course, this varies depending on the size of the property, whether it’s a condominium or single-family home, and if it’s occupied or vacant. The number of questions our clients have during the inspection could also affect the length of time it takes Bob to complete the assessment.
Client involvement at the inspection is encouraged. This is your opportunity to familiarize yourself with the property and take a good hard look at your intended purchase. Bob has the ability to explain issues clearly and keep things in perspective. His goal is to provide you with a realistic assessment and a thorough knowledge of your property. You are more than welcome to be present during the inspection. If time does not permit you to be there, coming toward the end of the inspection will allow Bob to summarize what he’s found.
Each inspection is comprehensive. The structural, plumbing, electrical and HVAC systems will be evaluated. Bob will walk on the roof (if it’s not snow covered). All appliances will be examined. He will test the water pressure and make sure that there is adequate drainage around the home’s perimeter. Bob will point out obvious cosmetic defects. Essentially, everything that is accessible and available will be inspected for you.
Bob produces a narrative-style report about the property that is usually about thirty pages long. A Client Advisory document is also produced that details any areas of concern that are identified during the inspection. Color images are imbedded in each report so you can easily see what a particular comment means. Your report will be emailed to you and to your Realtor, if you wish, within twenty-four hours.
We ask that you sign a pre-inspection contract before your scheduled inspection date. Lisa will email that to you shortly after you and she set up your appointment with Bob.
From your first call to the Case Inspection Services office to the time Bob sends you your inspection report, Bob is your advocate. His job is to help facilitate your real estate transaction and to assure you of getting a sound piece of property.
